Sault Ste. Marie extends its airport development tax district 25 years, projecting $4.4 million for infrastructure and marketing
SAULT STE. MARIE, Mich. — The Sault Ste. Marie City Commission has extended the life of the city’s Airport Development Area Tax Increment Finance Authority by 25 years.
Commissioners voted 7-0 on Oct. 5 to adopt the ordinance amending Chapter 18.5 of the city code, after a unanimous first reading Sept. 21. A Sept. 21 public hearing on the plan drew no comments, according to commission records described by Upper Peninsula News.
How it works. A TIFA does not create a new tax or raise the existing rate. It captures the growth in property taxes inside its district, from both the city and Chippewa County, and spends it on improvements there. City staff estimated the district would generate roughly $4.4 million from 2025 through 2051, assuming taxable value rises 2% a year. Eligible uses include public infrastructure, business development, property acquisition and marketing.
The TIFA board approved the draft plan July 15. Airport manager Chandler Cass has called the airport “the centerpiece for everything in Sault Ste. Marie and in the Eastern UP,” in remarks to the Soo Leader at Sanderson Field’s open house in August.
Our view. Tax capture districts are only as good as the projects they fund. Captured dollars are dollars the county and other taxing bodies don’t get, so residents should watch for a specific project list and annual reports showing what the $4.4 million actually buys.
